MAIN PURPOSE & CORE FUNCTIONS:

This position supports efficient and accurate credit evaluation and helps minimize the Bank’s credit risk by:

• Determining the acceptability of collateral based on Bank’s Appraisal Guidelines

• Estimating the Market Value of Real Estate Properties being used as loan collateral

• Conduct title Verification report/review, to ascertain Title’s acceptability

• Presents collateral in Crecom

JOB SUMMARY:

A. Specific Duties & Tasks:

Property Appraisal

• Receiving and examining submitted documents and coordinating with clients for schedule of field inspection

• Preparing lot plotting of property based on technical description from Title

• Conducting ocular inspection of the property, taking measurements of land and improvements, observing neighborhood conditions and physical attributes of property, taking pictures of the property

• Making market data survey with classified listings, banks, appraisal companies, bank data file to establish Market Value

• Review of reports done by ESP and other internal Appraisers

Verification

• Verify with the tax mapping from the Assessor’s Office to validate property’s exact location

• Verify & secure copies from the LRA/LMB for approved survey plans, if necessary

• Obtain certified true copy of Title with the Register of Deeds upon request

Report Preparation

• Appraisal Report Preparation done in LAS

• Prepares Tax Liability and Title Verification Reports and uploaded in LAS

Monitoring Accounts and other functions

• Monitoring all received accounts and keeping tag on due dates of each

Performing other functions as may be assigned from time to time according to the established productivity and service quality standards

B. Minimum Job Qualifications:

Education: Preferably graduate of Real Estate Course, engineering or business course. Must be a Licensed Real Estate Appraiser

Experience: At least 3 years if related work experience, in all types of property appraisal

Competencies: Attention to details, analytical thinking, problem solving, communication
