Property Operations Manager

JOB SUMMARY
He/She is responsible for overseeing the financial management, administrative control and physical asset preservation of the Bank’s acquired assets (ROPA), capital assets, including those in subsidiaries and affiliates resulting to maximum revenue opportunities for the Bank. He/She will develop and maintain extensive contacts with internal and external customers and counter parties. He/She is also responsible in ensuring the sustainability, profitability and security of the bank acquired assets and capital assets while these are under bank’s custody until its eventual disposition.
RESPONSIBILITIES
Financial Management and Property Profitability
- Develop and maintain property-specific financial models and forecasts including cash flows, ROI and cost recovery targets
- Monitor and analyze operating costs, repairs and maintenance expenses, real property taxes, and other carrying costs to ensure efficient use of resources
- Recommend and implement cost-saving measures and profit-maximization strategies for each property or cluster of properties
- Track income and expense generating properties such as acquired properties under lease or joint venture
- Ensure accuracy and timeliness of budget preparation, reporting and variance analysis
- Provide periodic financial reports and profitability assessments to senior management
- Initiate plans and programs, perform functions, and recommends strategies to help enhance property values as well as highest and best use of certain types of properties under the bank’s property portfolio.
- Compliance with taxes, dues, permits, legal and regulatory bodies both local and national
B. Property Administration
- Ensure that the bank has legal, safe and secure physical possession of all acquired properties under management to avoid illegal entry and squatting
- Supervise the implementation of appropriate security, fencing, caretaking and maintenance measures, especially for vacant and high value properties
- Lead regular inspection and monitoring of properties to assess condition, safety risks, and occupancy issues
- Promptly address unauthorized use or issues in coordination with Legal and Security teams
- Recommend and supervise repairs, cleanup or rehabilitation required to preserve asset value or make properties marketable
- Conducts market research on property development and obtains updates on property values
- Identify and implement temporary income-generating opportunities such as short-term leases and others to reduce carrying costs
- Evaluate and initiate sustainability improvements, such as water/power saving measures or green initiatives
C. Cross-Functional Coordination and Reporting
1. Act as the liaison between Finance, Legal, Sales, Security and Technical teams regarding property issues and concerns
2. Present and report consolidated updates on asset performance, risk and operational concerns to supervising officer and senior management
3. Ensure internal control standards and audit requirements are met, particularly in areas involving expenses, custody and asset safeguarding
4. Collaborate with Sales and Marketing on strategies to prepare properties for sale and enhance its market appeal
QUALIFICATIONS
- College graduate with a degree in Accounting, Finance, Business Administration, Real Estate Management or related studies
- CPA or Post graduate studies an advantage
- At least 5-10 years actual experience in finance, property or asset management and leasing functions
- Strong background and experience in real estate finance, operating and financial lease, property laws and foreclosed asset operations
